What is leasing "by the bedroom"? 

Each housemate in a townhouse is only responsible for the rent on his/her master bedroom/bathroom suite. So, if one person moves out, the remaining housemates are not responsible for the departing housemate's rent.

 

How much is the Security Deposit?

University Corner does not collect a security deposit. We do charge a one-time only, non-refundable, move-in fee. This move-in fee covers costs associated with preparing the room for your move-in. 

 

Can I use my student award refund to pay my rent?

If you will be relying ONLY on your student refund to pay your rent please keep in mind you still must pay your move-in fee and 1st month rent before you move in. Rent is due on the 1st of every month.

DISCOUNTS AVAILABLE if yo pay 6 months rent or 12 month rent in advance.

 

What is included in my rent? 

The rent includes your master bedroom/bathroom suite and the use of your townhouse common areas. This  includes the living room, dining area, outdoor patio and kitchen. Your rent also includes wireless Internet, parking and a monthly utilities credit of $200 per townhouse.  (Certain restrictions apply, Internet access is subject to provider availability; cable tv is not included.)
 

What is a "pro-rated" first month's rent?

With a pro-rated first month's rent, you are only billed for the number of days you actually lived in the rental property. This means that your first month's rent is less than a full month's rent, based on the date you moved in.
 

  

What if I need to break my lease or don't return for the spring or summer semesters?

University Corner does not offer any type of lease cancelation or buy-out. Lease are typically for twelve months; however, with written permission, we will allow a replacement resident for the remainder of your lease term. It is your responsibility to find a replacement resident who MUST complete a lease application AND meets our leasing standards. 

 

What happens if I don't like my housemates? 

Should there be differences that simply cannot be worked out, residents may be able to transfer rooms, depending on availability (a room change fee may apply and the person moving will be required to pay the rental rate for the new master bedroom/bathroom suite).

 

Do you allow pets? 

No pets of any kind are allowed at any time.

 

What type of security is offered? 

Ensuring your safety is a cooperative effort. Each townhouse has a security system. We also provide locking devices on all doors and windows, each bedroom door has its own individual lock. However, you must take an active role in securing your home, property, and most importantly yourself, at all times.

 

Is there insurance in the event of a fire, theft or natural causes? Does my lease cover my belongings? 

Residents or guest's personal property and vehicles are not insured under the lease agreement. We strongly recommend that residents purchase insurance against loss or damage. Renter's insurance can be secured online through our resident portal.

 

What if I need maintenance in my bedroom or townhouse?

Maintenance requests must be submitted in writing. Place completed maintenance request forms in the on site lock box. In an emergency (gas leaks, fire, flood, etc) CALL 911;  then call us immediately.

 

What furniture is provided? 

Furnished bedrooms include a twin bed, dresser, desk and chair. Every townhouse comes fully equipped with a full size refrigerator, oven, dishwasher, microwave, and full size in-unit washer and dryer.

 

How do I receive mail and packages?

Resident mail is delivered by the US Postal Service to your designated mailbox. Upon move-in and move-out, you will need to complete a Change of Address Form with the local post office or online at www.usps.com.

 

How close are you to campus? 

University Corner is walking distance to campus!

 

What type of parking is available? 

We have a paved parking lot on site which has enough parking for our residents. Resident parking permits and guest permits are required for parking. Unauthorized vehicles will be towed.

 

What do I need to bring to my new townhouse? 

We recommend that you contact your housemates prior to moving-in to coordinate for many of the common area furnishings/luxuries, such as; televisions, stereos, trash cans, plates, silverware, cups, pots & pans, etc. For your own master suite, you will need to bring your bath and grooming products as well as shower curtain hooks and shower curtains, bath mats, towels, linens, pillows, and whatever else makes you feel at home. Most importantly, don't forget to bring an alarm clock as you don't want to be late for class!
